How We Source Our Leads

We believe in being transparent about our data practices — without compromising the proprietary methods that make LeadLobster unique.

📍 Where does the data come from?

LeadLobster identifies new homeowners through a proprietary data pipeline that aggregates information from multiple verified data sources. Our process combines licensed commercial data providers with proprietary methods to deliver accurate, timely leads.

All data used by LeadLobster is sourced from records that are legally available to the public under applicable state and federal law. We do not purchase, rent, or resell data from third-party lead brokers or consumer data aggregators.

✅ All LeadLobster data is sourced legally, ethically, and in compliance with applicable federal and state laws including the FCRA, TCPA, and Florida Statutes.

🚫 What we don't do

  • We do not scrape or access private databases, social security records, financial records, or any data protected by federal or state privacy law
  • We do not purchase recycled lead lists from data brokers or resellers
  • We do not access, store, or distribute any information that is not legally available to the public
  • We do not sell or share individual lead data with any third parties outside of the subscribing agent assigned to that territory

🤖 How leads are scored and enriched

Once a new homeowner is identified, our proprietary AI engine analyzes publicly available signals to generate a lead quality score from 1–10. This score reflects our assessment of the lead's likely receptiveness and urgency — it is an estimate, not a guarantee.

Social profile links provided in lead briefs are generated as search suggestions only — we do not store, access, or scrape private social media profiles. Agents are responsible for verifying any social information independently and in compliance with each platform's terms of service.

👤 Agent responsibilities

Agents using LeadLobster are solely responsible for ensuring their outreach practices comply with all applicable laws, including but not limited to:

  • The Telephone Consumer Protection Act (TCPA)
  • The National Do Not Call Registry
  • The CAN-SPAM Act (for email outreach)
  • Florida's Unfair Insurance Trade Practices Act
  • Florida Office of Insurance Regulation (OIR) rules and guidelines
  • Any state licensing requirements applicable to their business
